It might be a home among the gum trees, but there's nothing humble about this luxury lodge that's less than 15 minutes from Byron Bay's main beach and down the road from the Hemsworths. 

The sanctuary at 93 Blackbutt Lane, Broken Head was the dream house of prominent Byron landowner and developer Steve Agnew and his wife Jacqueline, who bought the vacant land in 2008 to build their forever home. 

"It was just pretty much all bushland with about 10 acres around the house site, which was perfect for us. And that's where we built our dream home," Mr Agnew said. 

The five-bedroom home, situated on 87 acres, was designed in the style of Spicers Peak Lodge, a luxurious hotel retreat nestled in Maryvale, just across the border in Queensland, where the couple were married.

"There's been a lot of regrowth. For coastal vegetation, the land is pristine," Mr Agnew added. 

Agent Ollie Charkos at McGrath Byron Bay said the property has had a "significant" amount of interest – including many local buyers "who know how special the land is". 

"There are not many parcels of close to 100 acres in Broken Head. It's extremely rare, and it's a very native, sacred and private place."

With a guide price of between $12 million and $15 million, Mr Charkos said the house and the location are hard to beat. 

"The home is stunning. It's open plan, north facing, has high ceilings and opens up to nature. It's so quiet and peaceful. There are wallabies, koalas, birdlife, a flowing creek and fruit orchards while the house is surrounded by manicured grass. 

"It would suit someone looking for a large parcel of land, privacy and exclusivity," he added. "Plus it's just five minutes from Broken Head beach."

After losing Jacqueline last year, Mr Agnew, now 71, has decided to downsize to a smaller property on a couple of acres at nearby Coopers Shoot, but admits selling up is difficult. 

"This is just too big for me on my own. But there's a fair bit of trepidation there," Mr Agnew said.  

"I've a lot of memories here, so I'm really struggling with it. But I realise that's the way ahead."

He believes the home would be great for a large family, especially one who has horses. 

"We have a lot of vacant space around the house and there are a few areas further in that could be developed for horse paddocks as well," he said. 

"It's simply a lifestyle block, and it's got a certain energy about it.
